Boomerent and BAUAKADEMIE bring tenant and operator perspectives together

Boomerent and the BAUAKADEMIE group are bringing together two views of operating costs in commercial real estate for the first time: the operator perspective from NEO Impact Benchmarking and the tenant view from Boomerent's automated analysis.

Berlin, 6 August 2026 — Boomerent is entering a cooperation with the BAUAKADEMIE group. The aim is to bring together two views of operating costs in commercial real estate that have so far been considered separately: the owner and operator perspective held by BAUAKADEMIE, and the tenant perspective contributed by Boomerent.

Two sides of the same statement

With its NEO Impact Benchmarking, BAUAKADEMIE has for years collected operating and management costs for commercial properties — until now from the owner's and operator's side. Boomerent adds the other side: its software reads commercial leases, addenda and service-charge statements automatically and analyses which recoverable operating costs actually reach tenants.

For the first time, both sides intend to compare these perspectives systematically — placing the operator view from the benchmark next to the typical tenant view. For BAUAKADEMIE, this adds a perspective the benchmark has so far lacked; for Boomerent, it means exchanging with a robust dataset maintained over many years. Individual customers' leases and statements are not shared in the process — only anonymised, aggregated patterns feed the comparison.

Why Boomerent is betting on data and research

Operating costs in commercial leases are barely regulated by law, billed inconsistently and hard to compare — a market with little transparency. That is exactly where Boomerent wants to contribute: the company is increasingly engaging in research and data work around commercial operating costs — together with its users and in their interest. Comparable figures only emerge once both sides of the statement become visible; individual customer data stays protected throughout.

"This is not about handing over customer data — it is about turning anonymised patterns into a basis for comparison in the first place," says Dr. Ron van de Sand, co-founder of Boomerent. "With BAUAKADEMIE we are bringing together two perspectives that used to talk past each other. For us this is a contribution to transparency — a starting point, not an end point."

Boomerent sees the cooperation as a first step: the more experience the analysis gathers, the more reliable the anonymised conclusions about what is, and is not, standard in the commercial market.
